Abstract:

People who invest in real estate property are usually interested in both, the quality of environment that the area can offer and the accessibility to various services. To fulfill the demand of the customers, the real estate market has adopted the extensive use of location intelligence that helps to visualize the spatial data using GIS technologies and to perform due diligence to identify the current trends in property with respect to the relation to its buyers. The purpose of this study was to analyse the pockets that have increased in terms of built-up over the years. The study also finds the regions, grid wise showing the various indices that are responsible for the position of a property in a market and how well do these indices contribute in the planning of setting up a real estate location in the area for future. Further it aims at assessing the current state of the study area in comparison to the master plans for the next 10 years and analyse that how the area under built-up would change. The process was carried out using machine learning as well as using GIS tools, and the results generated, stated that the built-up changes occurred in Gautam Buddh Nagar over the past few years have been observed in the regions of NOIDA and Greater NOIDA and how the factors such as connectivity and basic amenities index play a major role in selecting a site for a real estate buyer. The results also prove that how the master plans are misleading in comparison to the current situation of the study area.
